The house
How many people can stay at Sails Pearl Beach?
Six. There are three bedrooms: a main with a queen bed, ensuite and walk-in robe; a second with a queen; and a third with two single beds. Six is the maximum unless HolidayCo confirms otherwise before your stay.
Is there a floor plan?
Yes. The house is all on one level: open-plan living and kitchen opening to the deck, the main bedroom with ensuite and walk-in robe, bedrooms two and three off the hall with the family bathroom, powder room and laundry. The plan is on the house page.
How far is the house from the beach?
About 250 metres on a level path to the northern end of the beach, an easy walk with a pram, a surfboard or an esky. The calm swimming end by the rock pool is a further stroll along the sand.
Is there air conditioning, heating and Wi-Fi?
Yes. The house is fully reverse-cycle air-conditioned, so it is cool in summer and warm in winter, and there is Wi-Fi throughout.
What is in the kitchen?
A fully equipped kitchen with an electric cooktop, oven, microwave, dishwasher, food processor and a capsule coffee machine, with plenty of china and glassware. A glass dining table seats six inside; the deck has a table for ten, a gas barbecue and a pizza box.
Is there a barbecue?
Yes, a gas barbecue on the deck with a pizza box for it. The deck is lit for dinner, with a table for ten and an outdoor lounge for six. The indoor fireplace is decorative and not available for use.
Is there parking?
Yes, off-street parking for two cars at the house.
How many bathrooms are there?
An ensuite off the main bedroom, a large family bathroom, and a separate powder room off the hall. There is also a fully equipped laundry with a washer and dryer.
Are linen and towels provided?
Yes. All linen, towels and bed making are included for every guest. Bring beach towels.
Is Sails Pearl Beach pet friendly?
No. Sails Pearl Beach is strictly no pets, and no smoking. Umina Beach has a dog-friendly section if you are visiting with a dog for the day from elsewhere.
Is smoking allowed?
No. Sails Pearl Beach is a non-smoking property, inside and out.
Is the house suitable for young children?
Yes. The house is family friendly, the walk to the beach is flat, the streets at this end of Diamond Road are quiet enough for bikes, and the rock pool at the southern end of the beach is the children's swimming spot. Ask HolidayCo about a portacot and high chair before you arrive.
Is there anything I need to know at check-in?
HolidayCo asks for a copy of the lead guest's driver's licence before handing over keys, and the house is strictly no parties, no additional visitors, no pets and no smoking. A security camera covers the driveway; it is switched off while guests are staying. The property is registered with NSW as a short-term rental, PID-STRA-12642.

What is the minimum stay?
Two nights. Longer minimums may apply over Christmas, Easter and long weekends; the booking calendar shows what applies to your dates.
What are the check-in and check-out times?

What is the cheapest way to book?
Booking direct with HolidayCo, the local team that manages the house. You pay no platform service fee, and HolidayCo's own member pricing applies. The same house and calendar are also on Airbnb and Stayz.

HolidayCo's local Pearl Beach team handles keys, check-in and anything that comes up during your stay. Their contact details are in your booking confirmation.
What is the cancellation policy?
Cancellation terms are set by HolidayCo and shown at the time of booking. If you book through Airbnb or Stayz, that platform's terms apply.

Pearl Beach
Is there a café or restaurant in Pearl Beach?
Not at the moment. The beachfront restaurant (Pearls on the Beach, later Amalfi) was destroyed by fire in December 2024 and is trading at Ettalong Beach while the site is rebuilt, and the general store and café has closed. A coffee van sets up outside the Memorial Hall on Diamond Road on weekends and through the holidays, the Boathouse Hotel at Patonga is five minutes by car, and Umina and Ettalong have the cafés and restaurants. Plan to self-cater; the house is built for it.
Is Pearl Beach patrolled?
No. Pearl Beach has no lifeguards, so swim within your ability and keep children close. Swim at the southern end near the rock pool, which is the calm end; the northern end has more swell and rips. The nearest patrolled beach is Umina, ten minutes away, patrolled on weekends and public holidays through the season.
Where is the nearest supermarket?
Umina Beach and Woy Woy, both ten to fifteen minutes by car and both on your route in from the M1. There is no supermarket, general store or petrol station in Pearl Beach, so shop and fill up on the way. Woy Woy Fishermen's Wharf is the place for seafood, and the Ettalong Fresh Food Market runs Saturday mornings.
How do I get to Pearl Beach without a car?
Train from Central to Woy Woy on the Central Coast line, then the 54 bus, which loops through Umina to Pearl Beach and Patonga in about half an hour a few times a day, or a taxi for the last fifteen minutes. From the northern beaches, the Fantasea ferry runs Palm Beach to Ettalong year-round and the Boathouse Ferry Co runs Palm Beach to Patonga on a smaller timetable; both are ten minutes from the house by taxi.
How far is Pearl Beach from Sydney?
About 90 kilometres and 80 to 90 minutes by car from the CBD via the M1, the Kariong exit and Woy Woy Road, traffic permitting. Friday afternoons are slower; leaving before 3pm or after 7pm makes a real difference.
When can you see whales from Pearl Beach?
Humpbacks pass Broken Bay heading north from late May and return south with calves from September to November. Warrah Lookout and Green Point are the places to watch from land; Palm Beach Ferries runs whale-watching cruises in season.
Can we bring the dog to the beach?
Check the pet policy for the house with HolidayCo first. Dogs are not allowed in the Arboretum; Umina Beach has a dog-friendly section, and the Ettalong fresh food market is dog friendly.
